please help!!!! trying to find the rights to hallelujah...!!

Hi there!
I hope some of you very knowledgeable Leonard Cohen fans can help a little Australian in her quest....
I have been trying to find out how to get the rights to Hallelujah so a local artist can record a version for my short film which is set to go on the festival circuit in 2006. Unfortunately, I keep walking into walls in this quest!
It can't be that hard - there are so many covers of this amazing song...I hope someone knows the secret how it happened!!!!
